GENERAL

The Roost is a new student development that was born out of a need for safe, convenient and affordable student accommodation in Cape Town. We accept full or part time students, trainee professionals who are still studying, as well as those who are part of graduate programs either at a university or a recognised college.

The lease will be for a 12 month period from 1 January 2023 to 31 December 2023. See our occupation agreement.

All of our rooms at The Roost include the following:

  • Single room
  • Three quarter bed, with headboard and night stand
  • Wardrobe
  • Desk, with shelves and a pinboard
  • Kitchenette, with fridge, 1 plate induction stove, kettle and microwave
  • 1 pot and 1 pan suitable for the induction stove
  • En-suite bathroom
  • Electricity
  • Water
  • Uncapped wi-fi
  • Onsite laundry
  • Panel heater
  • Biometric security access
  • Access to all communal onsite facilities
  • Common room with TV and DSTV

The Roost offers three different payment options:

  • Monthly payments
  • Bi- annual payment with a 3% discount
  • Upfront annual payment with a 5% discount

You can view the various room types on offer under the accommodation tab on our website. You will also be able to view various images of the rooms. Should you wish to book a viewing please call us on 0795543765 or email hello@theroostliving.co.za. Viewings available now!  Virtual viewings can be arranged on request.

Yes, you can choose between our Platinum, Gold, Silver and Bronze options. To find out more about the different room grades please view our accommodation tab. Rooms are allocated on a “first come first served basis”.

Yes, you can request to live next door to a friend. While we will do our best to accommodate any specific request, room distribution will be on a “first come first served” basis.

APPLICATION

You can apply online through our website www.theroostliving.co.za. Simply push any of the APPLY NOW buttons across the website and follow the prompts. If you have any difficulties please contact hello@theroostliving.co.za and we will gladly assist.

To make the process as simple as possible we recommend getting all your ducks (or roosters) in a row.
Before completing the application process, you will need to have the following documents available:

  • Proof of identity
  • Proof of enrollment at a tertiary education or training institution
  • Proof of funding

If you are a foreign (an international) student we may require additional information.

Once your application and the required supporting documents have been received and the application fee (if applicable) has been paid, you will receive an email from The Roost team acknowledging receipt of your application.

Should there be any missing information or documentation, you will receive an email or call from the team asking you to submit the missing information.

Once your application has been accepted, you will receive an email thanking you for your application and advising you of the next steps in the process. You will receive an invoice for payment of your deposit. In order to secure your room, the deposit needs to be paid.

As part of your application, you will be required to pay a non-refundable application fee of R900. (R450 for returning students)

  • The following amounts will reflect on your first invoice. Payment of this invoice is due after your application has been processed and accepted:
    • The rental amount dependent on the payment term selected by you
    • The deposit
  • Optional extras: (subject to availability)
    • Parking bay – R550 pm
    • Motorbike storage – R300 pm
    • Bicycle storage – free

Cancellation fee of R5000 applies if cancellation is post room allocation and deposit being paid unless the student was waiting for acceptance.

You will receive an email acknowledging the cancellation of your application. The application fee is non-refundable.  Refer to the Cancellation Policy for full details.

LEASE

At The Roost we try to keep things as simple as possible for our students and parents to understand.

The room inspections are very important and are in place to protect both our students and The Roost. Here we make sure everything is in good condition and up to standard to ensure you enjoy the best possible experience with us.

Please read our Cancellation Policy to understand what will happen in the event of an early exit by you.

CHECK IN

To be agreed upon acceptance

Welcome to your home away from home. Please check in at the security front desk which is accessible from the main entrance of the building. Here you will be guided through the check-in process.

When you check in your biometrics will be logged on to The Roost’s facial recognition system. You will then be shown to your room and issued with your key.

  • Your own linen, i.e. pillows, sheets, blankets or duvets, pillowcases, and towels. We will provide a mattress protector. The mattress protector and sheets must be used on the beds at all times
  • Your own cutlery and crockery. You will be provided with one pot and one pan which can be used on the induction hot plate
  • Your own personal touch
  • An amazing attitude

*Note on Induction Hot Plates:
Induction hot plates are safer to use than conventional hobs, but only work with cookware made of cast iron or stainless steel. When using the hot plate: the control system will shut down the element if a pot is not present, not large enough or when its contents have boiled dry. The Roost advises residents that the glass ceramic top can be damaged by a hard impact or sliding cookware across the glass surface. Aluminium foil can melt onto the top also causing permanent damage

Yes. Incoming inspection is a vital tool in making sure all elements within the accommodation have been noted by both parties.

The room inspections are very important and are in place to protect both our students and The Roost. You will be required to sign an inventory report to confirm everything is in good condition and up to standard on arrival and to ensure that you are able to enjoy the best possible experience with us. We will do a second inspection upon checkout to determine if there is any damage or missing items for which you may be liable.

CHECK OUT

Whilst we will be sad to see you go, please check out by 12pm on the last day of your lease period

Not at all. Your room is yours for the duration of your occupational agreement.

Prior to vacating the unit, Management will conduct an outgoing inspection by arrangement with you. If any cleaning over and above the norm is required, cleaning will be deducted from the your deposit.

It is important to attend your Check-out inspection because it will determine your deposit refund. You may make your room beautiful during the year, but at the end of the year we need to bring the room back to the same condition it was before you moved in, and that cost will be deducted from your deposit.

Your deposit will be refunded in accordance with the conditions set out in the Deposit Refund Policy which can be viewed in our occupational agreement.

FACILITIES

Yaass! We know how important it is to stay connected. Uncapped Wi-Fi is available in all rooms and communal areas

Yaass! There is limited access controlled parking for cars, motorbikes and bicycles (no charge) at The Roost. See the accommodation options for the additional costs

There is one monthly compulsory room clean at no charge.  Additional cleaning can be arranged at R50 per time.

Yaaas! We love keepin’ it clean. There are snapscan-operated washing and drying facilities
Absolutely- reception will accept deliveries on your behalf. Anything stored at reception is done so at your own risk.

Yes, the common room offers the full premium DSTV bouquet

We offer secure bicycle storage onsite at no charge
The Roost does not provide meals. However there are vending machines where students can buy snacks.

LIVING AT THE ROOST

House rules

We don’t want anything to make your stay less than amazing. Therefore, please report any maintenance issue in your room or in any communal area to The Roost team as soon as possible. We have an on-site maintenance team ready to fix any problem you have. For maintenance requests please report to the admin office.

Yes, we call it The Roost Community Guidelines. We care about the harmony of our student community, and we are serious about creating a vibrant, supportive and collaborative student environment.

At The Roost we offer shared student living and we encourage our residents to foster and maintain a positive, inclusive and enjoyable living and working environment.

Yes, The Roost provides for quiet times, which may be extended over the busy exam periods. You can read more about these in our community guidelines which can be downloaded from our website.

Yes, but there are rules regarding sleeping over.

Yes, but only on weekends/public holidays and by prior notification. Cost is R100 per person per night.

The Roost rooms are non-smoking- however there are designated smoking areas within the building.

Absolutely not. We are all adults here.

EMERGENCY

The Roost is fully fire compliant and has two separate fire escapes. Every residential unit, study zone and social area comes equipped with fire extinguishers and a clear evacuation plan and layout. Please be careful with any potentially flammable items at all times.

For all security issues, students should contact the security desk or the admin desk or failing that the caretaker, Nigel Muzilikazi, who is resident in The Roost.
